Willowdale East

Located in the central area of North York, Willowdale East has gained popularity from both investors and homeowners for its growing amenities and expansion of new condo developments. Willowdale East is the home of Earl Haig Secondary School, which has an excellent academic reputation.

Community Overview

Willowdale East runs from Bayview Avenue on the east to Finch Avenue on the north, Yonge Street on the west, and Highway 401 on the south. The community has immediate access to four subway stations on both Line 1 Yonge-University and Line 4 Sheppard-Don Mills.

1. Housing:

Willowdale East consists of diversified real estate options, with the most significant number of high-rise condominiums in this area of North York. There are over 70 condo towers in the community, and many more are under development or planned. Detached bungalows and split-level houses were mainly constructed between 1950 and 1960. Most detached homes are situated on suburban lots with an average of forty to sixty-foot frontages. Some elder houses have been gradually transformed into custom-built contemporary homes since early 2000. Freehold and condo townhouses also prevail in the community's peripheral streets. The population density is very high in this part of North York compared with the Toronto average. Roughly 38% of the population in Willowdale East are tenants.

From MLS listings, in the past 90 days, Willowdale East North York sold 31 detached houses on average of $2,668,970; 7 Attached town home, Semi-detached and Link houses on average of $1,590,127; 16 Town homes on average of $907,850; 146 condos on average of $771,504.

2. Demographic:

Over 52% of the residents are of East and Southeast Asia origin, and 24% are of European Origin. The top ethnic origins in East Willowdale are Chinese, Iranian, English, Korean, and Indian.

3. Transportation:

Due to convenient public transportation, around 43% of residents travel by public transit, much higher than Toronto's average. Finch bus terminal, located at the northwest corner of the community, offers 10 TTC bus lines, 11 YRT bus lines, and 19 GO bus lines. Furthermore, Finch subway station, North York Center subway station, Yonge/Sheppard subway station, and Bayview subway station are within walking distance from any part of the community. For residents using cars, it will be very convenient to drive onto Highway 401 at the south border of the community through entries on both Yonge Street and Bayview Avenue.

4. Recreation:

Mitchell Field community center offers an outdoor pool, indoor track, Gymnasium, and a fitness center. North York Civic Centre on the community's west side is home to the Toronto District School board and has a sizeable public Library and the Douglas Snow Aquatic Centre.

5. Shopping:

The Yonge Street shopping corridor is brimming with restaurants, banks, coffee shops, and many professional service stores. Shoppers can find several supermarkets, such as Food Basics, Whole Foods Market, Longos, Loblaw, and Metro, along Yonge street. Anchored by Loblaws, Bayview Village Shopping Centre has over 110 stores and is located at the southeast corner of the community.

6. Schools:

Mckee Public School, Finch Public School, and Hollywood Public School serve students from JK to Grade 5. Mckee Public School offers an excellent ESL program to help international students integrate into the community better. Avondale Public School intakes students from JK to Grade 8 at the district south. The other two middle schools are Cummer Valley Middle School and Bayview Middle School. High school students will attend Earl Haig Secondary School, which ranks top 21 over 739 high schools in Ontario. Besides the Collegiate Program that offers high-quality academic learning, Earl Haig Secondary School also has the Claude Watson Arts Program presenting students with enriched art education in Dance, Drama, Music, Film Arts and Visual Arts. It is worth noting that though the Earl Haig Secondary School zone covers an extensive area of North York, there are exceptions of several residences close by Yonge Street, Finch Avenue, Bayview Avenue, and Sheppard Avenue, which belong to different high school zone.
